8 For some fifty years prior to the current owner’s purchase, the property operated as one of the premier boarding, training and show facilities for thoroughbred horses in the Western US. The principal building associated with this enterprise was, of course, the Arena Barn which incorporates a nearly 12,000 sq. ft. indoor lit riding arena together with some 23 box stalls, two tack rooms and a horse wash rack.

Today, this facility has remained intact and basically untouched with the exception of having been painted and tidied up on the inside. It could be immediately returned to its former glory as a horse and rider training center with almost no effort whatsoever. All stalls are lit and have water to them; hay storage is immediately above the stalls and each stall has a “kick down” feeding chute. There is also a 30 ton oat silo immediately adjacent to the end of the stall alleyway for feeding convenience.

40 The property includes a lighted grassy outdoor corral enclosure which, while currently in use as an event venue could just as easily be returned to the horse operation without significant loss to the other event activities. Moreover, there are four ample turnout areas for horse pasturage.

The Arena Barn was built to accommodate the primary purpose of the farm prior to our arrival in 2003. At one time it was at the heart of one of the most notable horse farms in the county. Today we use it only as a back up for events when the weather turns inclement. It is otherwise unused except for occasional storage but would be easily converted to be reused as a horse barn, a quite substantial winery building or just about any other purpose one might imagine for a facility of its size.

Arena Barn Notable Features

  • Approximately 12,000 square feet indoor riding arena that is lighted and has a 15’ clear span to the bottom of the trusses. Floor is compacted dirt.
  • Twenty-three (23) enclosed and covered box stalls that are each 12’ x12’ with individual doors that parallel the riding arena. (36’ x 170’)
  • The alleyway with the box stalls also contains two (2) complete tack rooms with saddle racks and one wash rack with hot/cold water. All stalls are lighted and have water service to each. Alleyway is lighted also.
  • Tack rooms are enclosed and secure with cement floors and closets.
  • Hay loft mezzanine allows for significant hay storage with “kick down” feeding chutes to each stall.
  • Arena barn Office is equipped with a 1⁄2 bathroom which is in the enclosed viewing parlor and adjacent to the farm office located in the arena barn. office has telephone and high speed DSL service.
  • Viewing parlor is currently in use as a conference facility and has a wet bar and refrigerator within the space.
  • All furnishing and office desks/equipment stay excepting personal computers.
