Winery & Vineyard

15 Abbey Road farm is located in the heart of Oregon’s Yamhill Valley which is Oregon’s most prolific wine growing regions.  The Valley is quickly becoming the focus of the state’s burgeoning travel industry because of its world class restaurants, charming B&B’s, shopping, museums and a host of other such quaint lifestyle opportunities for both locals and visitors.  The farm itself is virtually in the geographic center of some 250 wineries within a half hour’s drive!

Anyone considering the purchase of Abbey Road Farm would surely recognize its potential for becoming a major vineyard estate. Virtually all the factors are present for conversion to a wine country show piece.  The existing crop ground is all ready to plant immediately to your choice of wine grape varietals.  Soils are proven, water sources are readily available for irrigation, all that is lacking is a decision to execute and the custom planting of a personalized vineyard operation can begin.  A soil study was completed in 2008 by Results Partners LLC of McMinnville, Oregon, in which the Farm Vineyard Suitability was outlined. Their conclusion was that 62 acres are suitable for vineyard development comprised of Willakenzie type soils.  A full report is available to potential purchasers for review.

1 A significant leg up for the aspiring vineyard owner is all of the existing outbuildings available for immediate use for machinery and for build out of a winery itself. Ideally located, the existing combine shed makes the perfect vineyard equipment storage facility.  More importantly, the enormous indoor riding arena would be a particularly easy building to alter immediately to become a winery processing facility.  The best part is that it is already in place and presents an enclosure that would allow for a covered construction worksite thus enabling a conversion during any season.

28 A Water Plant building was constructed in 2004 to house the rather innovative water treatment equipment on the farm.  It process water from the artesian well (one of three on the property – only two currently in use).  This facility provides the ability to insure that there is always more than ample water available for any contemplated use on the farm.  There is also a 12,000 gallon storage capacity contained above ground in the building.  A back up emergency generator is in place so that in the event of power loss full water service is maintained.

The newly constructed AgriVino Event Center on site was designed with a Wine Tasting facility in mind.   It is strategically located on the farm in a place that allows access for many guests whether they are visitors tasting wine, attending an on-site concert or an informal wine and food tasting event in the nearby Goat Barn alleyway.  This multi-purpose facility is over 2000 sq. ft. and can easily accommodate wine dinners while food preparation takes place in the full commercial style kitchen just beyond the main Gallery room.
